The developer handed over the apartment

The Meraner Land is still in hibernation. While the surrounding mountains are gleaming in glorious white, you can already feel a touch of spring in the valley.

And our penthouse is also looking forward to waking up from its sleep.

The developer has now completed the construction and handed over the apartment. There are still a few small things to be done, but the furniture is already in front of the door.

In the next few weeks, our penthouse will finally unfold its splendor with the furnishings: the whirlpool will be installed, the sauna installed, the kitchen and the other pieces of furniture set up and the terrace equipped.

Finally, when all the accessories are positioned, the penthouse is complete and ready for a relaxing vacation.

From April 29, 2023 you can rent our penthouse St.Helena. The current occupancy plan and the price list can be found directly on our homepage.

Completion is near …

Autumn has wrapped South Tyrol in a colorful sea of leaves. The still warm October sun lets the apple orchards around our penthouse St.Helena shine in the most beautiful shades of gold. 

Our penthouse itself will soon shine. The construction work is progressing in leaps and bounds. The facade and the roof work have now been completed, the windows have been installed and inside the walls and ceilings have been plastered. The tiling work is in full swing and the remaining interior work will not be long in coming. Nothing stands in the way of completion by December 31, 2022. 

Here are a few inspirations for the current construction progress:

We plan to rent from Easter 2023. And then a holiday home for up to 4 people awaits you, which you will not find again that easily.

The unobstructed view of the Partschinser waterfall and the Texel Group from the panorama sauna is one of the highlights of the penthouse. But you also get great views elsewhere, for example on the outdoor lounge sofa with a glass of wine in the evening of the illuminated Tyrol Castle and the Ifinger above Merano, illuminated by the evening sun, or immersed in the pleasantly warm water of the outdoor whirlpool of the Ortler Group in the Val Venosta.

Of course, you can also enjoy these views through the spacious window areas from inside the apartment, for example when preparing your meals in the kitchen, which is equipped with all amenities, or simply relaxing in the relax armchair or on the designer sofa. Two separate bedrooms and two fully equipped bathrooms guarantee your well-being.

The sampling is complete and slowly but surely the penthouse is now taking shape. The shell installation is ready and the interior design has begun.

Here are the first impressions:

In the next step, underfloor heating and then the screed are installed and then it goes in the direction of final ageing with the floor and wall coverings.

It’s summer in South Tyrol. The Meraner Land is also affected by the ongoing drought and scarce water. Nevertheless, the apple orchards around our penthouse St. Helena shine in a wonderful green. And just as the ovary grows into apples and continues to ripen, so does our new holiday home.

In the last few months, many decisions had to be made so that the holiday apartment can also guarantee carefree holiday enjoyment:

  1. From the beginning it was intended to create a panorama sauna with a view of the Texel Group. However, the space provided for this should also include a complete bathroom including a shower, so that nothing stands in the way of enjoying the sauna.

  2. The large window fronts to the east and south offer a wonderful panoramic view. Both the seating in the living area and in the dining area should capture this. And even when preparing the food, it makes your heart beat faster when you can enjoy the great view.

  3. One of the most important elements to a carefree vacation is a relaxing retreat. The furnishing of the bedroom is therefore of particular importance. Ideally, you have a nice view, but the windows can still be completely darkened and the control should be done comfortably from the bed.

  4. The spacious roof terrace is a central element for the wellness pleasure. The installation of a whirlpool was therefore a central element from the very beginning. But of course the water quality has to be guaranteed and the water change has to go smoothly for each new guest.

The floor plan therefore required a sophisticated concept, as did the technical equipment and the arrangement of the connections.

With the active support of Wohnatelier Meran, all requirements could be implemented. And now that the shell installation is coming to an end, we look forward to the further design of the interior of our penthouse St. Helena.

First tour of the shell

Holidays in Italy, mountains, water, nature, mediterranean climate, delicious cuisine and excellent wines. We combine all of this with a stay in South Tyrol. We have been coming here for 20 years and so the Burggrafenamt in particular with its center in Meran has become a second home for us.

A holiday home in this beautiful area has become a dream over the years. However, we quickly realized that the search for a suitable apartment is not such an easy task. In South Tyrol, for example, there is what is known as conventional housing construction. Housing with this condition may only be used by people who have been resident in South Tyrol for at least 5 years. This is to stop the flood of foreign investors.

Interesting objects were offered to us again and again. With the condition of the convention, however, these apartments were out of the question for us. It would only have been possible to rent it out to locals on a permanent basis, but not use it as a holiday home.

In order to make our dream come true, we needed to find an apartment that was exempt from convention and met the following criteria:

  • enough space for up to 4 people
  • a spacious outdoor area
  • a central and at the same time a quiet location
  • panoramic view
  • new or like-new building fabric

Our future holiday home should therefore allow rest and relaxation in a dreamlike setting and at the same time offer all the opportunities for active recreation. By the way, we also want to rent the apartment to holiday guests. In this respect, the suitability for this is also a corresponding criterion.

We have appraised various properties over the last few months. Some of these were planned new construction projects, some were already completed new buildings and some were refurbished existing properties.

For each of the objects there was at least one reason that kept us from buying it. Sometimes it was the railway line in the immediate vicinity of the apartment, sometimes the unattractive location of the apartment and sometimes the simply excessive purchase price.

We have almost resigned ourselves to not being able to find a suitable apartment. In February 2022, we discovered the new building project “Residence St. Helena” during a hike through the spring-like Partschins and the surrounding apple orchards. The unique location in the midst of green nature fascinated us immediately. And even on closer inspection, all of our criteria were met. So we decided to buy the attic apartment within this project.

By the end of 2022, our penthouse St. Helena will be built, which we will also rent to holiday guests in Meran and vicinity from Easter 2023.

Further down in the article you will find a first small tour of the shell, which we made directly after the notary appointment in March 2022. At this point in time, the floor slab was just finished and the outer walls of the attic were being shuttered. Although the weather was rather cloudy and cool that day, you can already see very well what great views the penthouse will one day offer.
